How does housekeeping work?

Our housekeepers are in-house W-2 Employees, receive training and their performance is tracked & checked by our team of follow up house checkers. We have proven success with consistent positive feedback from our guests. Our cleaners follow a strict cleaning routine that has been tested over thousands of reservations and we are fanatical about success and guest satisfaction. 

What am I required to have in my home?

Guests expect a fully-functioning home when they arrive complete with furniture, appliances, cookware, glasses, silverware, internet, TV, etc. as well as a standard supply of cleaning materials and typical consumables like light-bulbs and batteries. Internet and a typical tv package are required at every house. Homes that are nicely decorated & furnished, well kept and full of amenities tend to command higher rental rates and we always encourage owners to have a home that shows well.

Rental Income 

Seasonal rental income varies greatly, with a range from $6,000 to more then $80,000 per summer season. Our rental season starts in May and goes through October. Location is the single greatest factor in determining your rental season length and potential income. Deposits are collected throughout the year and owners receive rental checks from February through June and then again in September. 

Family Group Policy

It is our policy at Ocean Beach Rentals to only rent to families and not a group of unrelated young adults.  

Township Inspection

Toms River Township requires that all homeowners who rent their properties obtain a "rental certificate of occupancy" before each rental season. The fee is $150, and re-inspection fees are $50. Ocean Beach Rental Agency will provide you with all the necessary paperwork.
